How Much will it cost?
The cost of a survey depends on the time taken and varies depending on the age and type of property. We shall give a fixed-fee quotation over the telephone and in writing.

What does a surveyor do?
We look at every readily accessible part of the property and give a detailed report. The report will tell you whether the property is structurally sound and if any cracks are significant.
It will comment on the condition of the roof and rainwater pipes and let you know if the property is dry and weather-tight. It will mention any rising dampness or lack of pointing, allowing water to penetrate walls.
Your survey
will look for major defects that might affect the property,
such as:-
- Rot in timbers such as windows, roofs, fascias, soffits and barge boards, decorative panels etc.
- Damp in walls, floors, chimneys, roofs etc.
- Subsidence, settlement and structural movement.
- Failure of roofs, walls and floors.
- Infestations such as woodworms, death-watch beetles, mice and rats, bats, birds, etc.
- Leaks in plumbing, heating and sanitary installations.
Reporting on general issues:-
- External – Chimneys, Roofs, Guttering, Walls, Windows, Timbers, Extensions, Conservatories, Garages.
- Internal – Roof structure (loft), Ceilings, Walls, Floors, Chimney breasts, Fittings, Timbers.
- Services – Electrics, Water, Heating, Drains.
- Environmental – Flood risk, Radon risk, shared facilities, rights of way and other conveyancing issues.
- Any other matters about which you have questions or specific concerns?
In short, the report will enable you to make decisions about the property before you commit to purchasing it and help you plan the
repairs and maintenance afterwards.
A Building Survey does not include a Valuation.
